How we work

Two different levels of review sit behind everything on this site. They are not the same thing, and we never present one as the other.

Selection vs Evaluation

This is the distinction that matters most on this site. A property carrying “Selected by OneRow” has passed our marketplace screening. It has not had a paid evaluation. Those are different levels of work, and we keep them visibly apart.

Level 1

Selected by OneRow

Our screening for admitting a property to this marketplace. It decides whether we are willing to list something — nothing more.

Level 2

Evaluated by OneRow

A paid, written evaluation of a specific property you are considering. It ends in a recommendation, including “do not proceed” where that is our view.

  • Applies to any property, listed with us or not
  • Fixed fee, published on our fees page
  • Twelve-section written report
  • A clear recommendation, and a 30-minute debrief

“Evaluated by OneRow” appears only where a completed paid evaluation report exists. If you see “Selected by OneRow” on a listing, no evaluation has been carried out on it.

What it takes to be listed here

We do not list everything we see. Every property on this site has met all six of the following before it appears.

  1. The property is in Jaipur or its immediate periphery.
  2. The seller or authority is identified and contactable.
  3. Core documents have been sighted — we record that they exist, not that they are legally valid.
  4. RERA status has been looked up where applicable, with the number and the date of the lookup recorded.
  5. The asking price sits within a defensible band of micro-market comparables.
  6. Real photography has been obtained.

What a OneRow Evaluation contains

Every evaluation report has the same twelve sections. Every material claim in it carries a source and a date.

Executive summary and recommendation
Proceed, proceed with conditions, or do not proceed.

Property summary
What is being bought, described without marketing language.

Price analysis
The asking price against micro-market comparables, each sourced and dated.

Documentation register
Which documents were sighted, and which were not.

RERA status
The registration number, the source, and the date it was checked.

Builder or seller assessment
Track record, delivery history, and what we could not establish.

Site observations and photographs
What we saw on the ground, including what we did not like.

Location and infrastructure
What is actually built, and what is announced but not built.

Liquidity and exit
How readily this property is likely to resell, and to whom.

Risk register
Every risk we identified, stated plainly.

Specialist referrals required
What needs an advocate, engineer, architect, valuer or CA. This section is never empty — if nothing is required, we say so explicitly.

Scope, limitations and conflict declaration
What this report is not, and any commercial interest we hold. No report is issued without this section.

What an evaluation does not cover

These are operational exclusions, not disclaimers. Where any of them matters to your decision, we tell you so in the report and refer you to the right professional.

Legal title certification
An advocate’s opinion. We record which documents we sighted; we do not certify title.
Structural safety certification
A structural engineer’s certification. We record observations; we do not certify.
Architectural or plan compliance
An architect’s assessment.
Valuation for lending
A registered valuer’s report. Ours is a commercial opinion.
Tax, FEMA or moving money out of India
A chartered accountant’s work. FEMA is the set of rules governing money moving in and out of India. We coordinate; we do not advise on it.
Any guarantee of appreciation, delivery or return
Nobody can give this. We never state it in any form.
