How we assess a property

When you commission an evaluation, these are the questions the written report works through.

  • PriceThe asking price against micro-market comparables, each one sourced and dated.
  • Documents and RERA statusWhich documents we sighted and which we did not, and the RERA registration where one applies: the number, the source and the date we checked it. We record what we sighted; we do not certify title.
  • Builder or sellerTheir delivery history, and what we could not establish.
  • The site and its surroundingsWhat we observed on the site visit, and what nearby is built rather than only announced. Observations, not a structural certification.
  • Resale and exitHow readily the property is likely to resell, and to whom.
  • RisksEvery risk we identified, stated plainly.

The report ends in a recommendation — proceed, proceed with conditions, or do not proceed — and we walk you through it in a 30-minute debrief.

Some questions need a specialist: an advocate for legal title, an engineer for structural safety, an architect for plan compliance, a registered valuer for a lending valuation, and a chartered accountant for tax or FEMA. Where your decision turns on one of these, the report says so and tells you which professional to take it to.
