We evaluate any property in Jaipur and its immediate periphery, whether or not it is listed with us. The full report structure, and what an evaluation deliberately does not cover, is set out on our process page.

What it costs

The evaluation fee reflects the scope and level of review required for the property and the significance of the decision.

Some properties need a wider review than others: more documents, more parties, more that can go wrong. That is what the three levels below reflect. We use the asking price only to decide which level applies — the fee is not a percentage of the property’s value, and does not rise in proportion to it.

The figures above are our base fees. Applicable taxes are confirmed in writing before engagement.

Travel within Jaipur and its immediate periphery is part of the work. We do not charge for it separately. For a property around 30 km or more beyond the Jaipur municipal boundary, we quote any travel and overnight stay separately, at cost, and agree it with you in writing before we start — or we tell you that we cannot take the engagement. There is no per-kilometre charge, and distance never changes the evaluation fee itself.

How we decide which applies
  • We use the asking price at the time you engage us to decide which level applies.
  • That level is then fixed. It does not change if the price is negotiated later.
  • If the asking price falls exactly on a boundary, the lower level applies.
  • If a property needs a wider review than is normal for its level, we may move it to the next level up. We explain why and agree it with you in writing before we start.
  • How long a site visit takes depends on where the property is. It does not affect the fee.

How an engagement runs

Payment
The fee is paid in full before we schedule the site visit. Our refund terms are published on the fees page, and they are read together with this.
Site visit
We agree the date with you. Access depends on the seller or occupier, so scheduling sits outside our turnaround commitment.
Turnaround
Seven working days for a Standard or Extended Evaluation, ten for a Complex Evaluation. The clock starts the day after the site visit is completed, or the day after we receive your documents — whichever is later. If it ever has to pause because something is outstanding, we tell you in writing the day it happens.
Delivery and debrief
You receive the written report and a 30-minute debrief. The debrief is part of delivery.
Clarification
One round of clarification questions on the delivered report, within 14 days. Re-evaluating after a change in price, terms or property is a new engagement — we will say so upfront rather than at the invoice.

If we have an interest, we decline

If we hold, or expect to hold, a brokerage interest in the property you have asked us to evaluate, we do not evaluate it. We tell you in writing, and we refer you to a named independent professional you can actually engage.

We do not charge a fee to evaluate a property we are also brokering, in any circumstance. If an interest arises partway through an engagement, we stop, tell you, and refund you in full regardless of how far we have got. Our conflict is not your cost.
